The Boronia Apartments development in Waterloo is an important addition to Sydney’s affordable housing landscape, delivering 74 purpose designed, sustainable homes for low to moderate income residents. Developed by City West Housing, the project provides secure, high quality rental accommodation within one of Sydney’s rapidly evolving urban precincts. With a mix of one, two and three bedroom residences, Boronia Apartments caters to a diverse community including individuals, families and older residents. Situated close to essential services, public transport and employment opportunities, the development has been designed to foster connection, accessibility and a strong sense of belonging, ensuring residents can enjoy the benefits of well located, quality housing within a supportive community environment.

Designed as a long-term affordable housing solution, Boronia Apartments places resident wellbeing, comfort and everyday affordability at the forefront. The development incorporates passive design strategies that support a comfortable living environment while reducing reliance on energy intensive systems, helping to minimise ongoing utility costs for residents. Thoughtful design considerations throughout the building, including the integration of lighting across communal and outdoor spaces, contribute to creating a safe, welcoming and inclusive environment where residents feel connected to both their homes and the wider community. Lighting Design 

Lighting was an integral element of the Boronia Apartments project, contributing to the safety, comfort and overall residential experience of the development. Particular emphasis was placed on the external lighting design, recognising the important role lighting plays in helping residents feel secure, connected and confident when moving throughout the development at all times of day.

Carefully selected bollards, wall lights and inground luminaires were used throughout pedestrian pathways, shared outdoor spaces and building facades to create a welcoming and accessible environment. The lighting design focused on providing consistent illumination, improving visibility and wayfinding while maintaining a warm residential aesthetic that complements the architectural character of the development.

Within the apartments and common internal areas, downlights, wall lights and surface mounted ceiling lights were selected to provide comfortable, functional illumination that supports everyday living. Across both internal and external environments, the lighting was designed to feel cohesive, enhancing the sense of quality and permanence throughout the development.

For residents, particularly families, older occupants and those returning home after dark, well considered lighting contributes significantly to feelings of security and wellbeing. The lighting solution supports safe movement through communal areas while creating inviting spaces that encourage connection and community interaction. By balancing performance, durability and visual comfort, the project demonstrates how thoughtful lighting can elevate the experience of affordable housing without compromising on quality.
